A few simple things can help with this including fixing minor repairs throughout the property, retouching paintwork, professionally cleaning rental properties, and, if unfurnished, bringing in enough furniture to show the accommodation at its best.The first impression of your property will likely come from our online marketing campaign. We have put together a few simple steps that could help us show your property in its best light and it may be worth considering some of the below pointers –
- Clear all surfaces as much as possible including charges and cables as cluttered spaces will often appear smaller. Open floors often give a better sense of space.
- Open curtains and blinds to allow as much natural light into the room as possible.
- Replace any light bulbs that are not working.
- If possible, remove pet beds, food, and water bowls. We know that your pet is part of your family but to non-animal lovers, this can be a turn-off.
- In bedrooms ensure beds are made and dressed and close all wardrobe doors and chest of draws are fully closed.
- Return rooms back to their original purpose. Often, we don’t always use a room in the way that it was originally attended for example small bedrooms are sometimes turned into dressing rooms or dining rooms become studies. Some people can often not see past this so if your circumstances allow turning the room can be an advantage.
- Make sure the kitchen is cleaned and if possible free up space on countertops. Ensure the dish drainer is empty and if possible, hide the bin.
- Presentation in the bathroom is also important and you should look to hide additional toilet rolls cleaning items and toiletries. Tidying away children’s bath toys or removing them can often help.
- Don’t forget gardens and outside spaces too. Photographs will often look better if covers are removed from furniture, bins are moved to the garage, and cars are moved off the driveway. This is also important for your property's curb side’ appeal. Often prospective buyers or tenants might drive or walk by the property before any scheduled viewings. With this in mind sometimes a little garden maintenance such as mowing the lawn, pulling any weeds adding plants or pots, can go a long way.
